How it works

From market to keys in three steps.

An assumable mortgage lets you step into the seller’s existing loan at the rate it was written, instead of financing at today’s market rate. FHA, VA, and USDA loans are assumable by law; conventional loans almost never are.

    Every state and city above has live MLS coverage. Start broad or jump straight to the neighborhood you already have in mind.

    Find a locked rate

    Each listing carries an existing FHA, VA, or USDA loan you can take over, with its rate, balance, and payment already worked out.

  3. 03

    Assume and close

    You qualify with the current servicer, not a new lender. The seller’s rate and remaining term become yours at closing.
